About the Academy

What is Aruba Property Academy?
An independent educational institution that helps people make better property decisions in Aruba. It teaches and prepares; it does not advise, broker, or transact.
Is the Academy a law firm or a brokerage?
No. It is neither, and it is not a government body. It operates separately from any legal practice or brokerage, and nothing on this site creates a lawyer–client relationship.
Who writes the material?
Material is developed by the Academy from primary Aruban sources and reviewed for accuracy before publication. Figures carry a date, because rates and rules change.

The products and delivery

What is the difference between the Quick Reference Guide and the Toolkit?
The Aruba Home Buyer's Blueprint – Quick Reference Guide is free: ten things every buyer should know, delivered by email. The Aruba Home Buyer's Blueprint Toolkit is the paid product at US$39: a fillable seven-part PDF of worksheets, checklists, and cost estimators.
How is the Toolkit delivered?
Immediately after payment, by email, as a private download link that stays usable for 30 days. Each click opens a fresh, short-lived secure link to the file.
I lost my download link. What now?
Use the 'Resend my download' link in the footer and enter your purchase email; a fresh link will be sent to you.
Can I buy copies for a team or client list?
Yes. Bulk & Team Orders lets you pay once and then assign recipient emails; each recipient gets their own private 30-day link. A 5% discount applies automatically at 10 copies or more. Over 50 copies, contact us for invoicing.

Buying in Aruba — the basics

Can foreigners buy property in Aruba?
Yes — with the same rights as locals, and without a special foreign-buyer permit. Buying does not by itself grant residency.
Is long lease worse than property land?
Usually not materially, in Aruba. A long-lease (erfpacht) holder in good standing has rights very similar to an outright owner. Judge a property on location, condition, price, and the standing of the lease.
How much is transfer tax?
For a sole main residence: 3% on the first AFl 250,000 (about US$143,000), then 6% above. For other property — including most non-resident second homes — 6% on the whole value over AFl 250,000. Figures as of 2026; confirm the current position with a qualified professional.

What is your refund policy?
All sales are final. Because the Quick Reference Guide and the Toolkit are digital products delivered immediately, we do not offer refunds or exchanges once a purchase is completed. If your download link stops working, write to us and we will restore access.
